Want to Get the Most Bang for the Buck When Selling?

Are you thinking about selling your home and considering doing some updates to get top dollar?  It’s a good thought but experience shows that often the things most sellers think about doing are not the things that will get them the most bang for the buck.  So what does?

The most important thing you can do is de-clutter.  I’ve shown many homes to prospective buyers where there is so much clutter that they they can’t see past it to see the home itself.  And no, I’m not talking about the typical “hoarder” with piles of newspapers and junk stacked floor to ceiling with just an aisle to walk through.  I’m talking about the way many folks live in in their homes when they are super busy with work, kids, travel and everything life throws at us.  There’s nothing wrong with the normal level of clutter like mail on the table by the entry, your kitchen appliances and utensils covering most of the counter, hair care stuff on the bathroom vanity while you are living in the home but when you want to sell your house it should look like you no longer live there.

Even more important than removing the clutter is making sure that the house is extraordinarily clean.  Often, buyers are completely conciously unaware of what turned them away from a home but it may be something as simple as dust on baseboards, or a counter that looks not quite clean.  Look at the house critically and try to imagine what the buyer might feel when they are looking at it.

Third on the list, is take care of maintenance.  If you have had the thought over the past 5 years that you should probably think about painting the exterior then you most likely need to do that before you put the house up for sale.  Same thing may be true for the interior.  This is particularly important if the interior paint colors reflect your personal taste and are not what the average person might want.
